Will it double-book me?

The site reads your calendars through a channel manager such as OwnerRez, so a booking on any platform blocks those dates everywhere. I connect it and test it before anything goes live.

What if a property manager handles my bookings?

It depends on what calendar access your manager gives you. Some share a feed and some don't, and I'll tell you up front what's possible for your setup before you commit.

How much does it cost?

A one-time build price and a small monthly fee for hosting and updates. Third-party booking tools are billed to you directly by the provider. You get a clear quote after seeing your property, and monthly plans are month-to-month.

Is it allowed? Airbnb has rules about this.

Having your own booking site is normal. Platforms do restrict moving guests off-platform from inside their own messaging, so this site is for past guests, repeat visitors, and people who find you directly. Check each platform's current rules for your situation.

Do I need a website already?

No. Plenty of hosts only have a listing page today. If you already have a template site, I can build something better to replace it.
